Certificate of Occupancy and Temporary Certificate of Occupancy
Requests for Certificate of Occupancy will be met upon verification of the following items:
- All required inspections as laid out in the architectural plan review have passed inspection. If the inspection was missed, an engineer's letter must be provided certifying the integrity of the labor performed.
- A final fire safety inspection was performed (if required in the permit), and a recommendation of Certificate of Occupancy was made by the Fire Chief.
- A final drainage inspection was performed (if required), and a recommendation of Certificate of Occupancy was made by the City Engineer.
- All debts relating to construction have been satisfied, including but not limited to:
- Inspections
- Additional Plan or Drainage Review Fees
- Outstanding Utility Bills
Fees:
- Commercial Certificate of Occupancy: $150.00
- Residential Certificate of Occupancy without prior issuance of Temporary Certificate of Occupancy: $300.00
- Residential Certificate of Occupancy following issuance of Temporary Certificate of Occupancy: $150.00
Upon verification of the following items, the Building Official shall issue a Certificate of Occupancy within ten (10) days. (Code of Ordinances Sec. 101-133)
Requests for Temporary Certificate of Occupancy will be met upon verification of the following items:
- All required inspections as related to safety have been performed.
- Building Final
- Plumbing Final
- Electrical Final
- Mechanical Final
- Final Drainage Observation
- A final fire safety inspection was performed (if required by the permit), and the fire chief recommended a Temporary Certificate of Occupancy.
- Fire Final Inspection
- All debts relating to construction have been satisfied, including but not limited to:
- Inspection Overage
- Outstanding Utility Bills
- Additional Plan or Drainage Review Fees
Fee:
- Residential Temporary Certificate of Occupancy: $300.00
All construction, required drainage facilities, and landscaping tied to the permit, must be completed within the 180 days to receive CO, and maintain building occupancy.
Failure to complete final construction within the proscribed time may lead to eviction from the premises.
